01 The Firm

Built around conviction in U.S. multifamily.

Jada Capital Management is focused on U.S. multifamily — acquiring assets directly and providing equity capital to established operating partners — combining institutional underwriting discipline with the structural flexibility to deploy capital where conviction is highest.

01

Sector Focus

Singularly focused on U.S. multifamily — the most resilient and consistently demanded asset class across cycles, with persistent structural undersupply in our target markets.

02

Capital Flexibility

Equipped to acquire multifamily assets directly or to provide majority equity, co-GP equity, and preferred equity to reputable sponsors — meeting opportunities with the right capital structure.

03

Market Discipline

Targeting markets with dynamic employment bases, sustained population growth, and stable regulatory environments — where operating fundamentals compound over the long run.

02 Investment Focus

Multifamily first. Selectively beyond.

Rental housing demand is structural — driven by demographic shifts, household formation, and the persistent affordability gap in U.S. homeownership. Jada's primary focus is multifamily, complemented by selective equity investments alongside reputable sponsors in adjacent housing verticals.

I
Primary · Multifamily

Core-Plus & Value-Add

Garden, mid-rise, and high-rise apartment communities in growth markets — acquired directly or capitalized through equity partnerships, with a bias toward assets where active management drives outperformance.

II
Secondary · Build-to-Rent

Single-Family Rental

Equity capital to reputable sponsors of purpose-built single-family and horizontal multifamily communities in suburban growth corridors.

III
Secondary · Student Housing

Tier-One Universities

Equity capital to reputable sponsors of purpose-built off-campus housing in Power Five and large public university markets, where demand is enrollment-driven.

IV
Secondary · Senior Housing

Independent & Active Adult

Equity capital to reputable sponsors of need-based and lifestyle communities aligned with the demographic tailwind of the aging U.S. population.

03 Capital Structures

Flexible capital, on the right side of the table.

Our mandate is not constrained to a single deal structure. In multifamily, Jada acts as the direct sponsor, as the controlling equity behind a local operator, or as a structured capital provider to other sponsors — whichever best matches the opportunity.

i

Direct Acquisitions

Jada acts as the principal sponsor — sourcing, underwriting, financing, and managing the asset directly through trusted operating partners.

ii

Majority Equity

Controlling LP positions alongside vetted operators, with Jada driving capital structure, governance, and key business decisions.

iii

Co-GP Equity

Sponsor-level capital invested alongside experienced operators to scale platforms and align long-term economic outcomes.

iv

Preferred Equity

Structured capital providing downside protection with current yield and equity-like upside — bridging gaps in the capital stack at attractive risk-adjusted returns.

04 Markets

We invest where fundamentals compound.

Market selection is a first-order driver of long-term returns in rental housing. Jada pursues opportunities in metropolitan areas that have demonstrated — and we believe will continue to demonstrate — durable demand and constructive operating environments.

i

Dynamic Employment

Diversified employment bases anchored by growing industries and headquartered employers, capable of supporting wage and household formation through cycles.

ii

Sustained In-Migration

Markets exhibiting consistent positive net domestic migration and population growth materially in excess of national averages.

iii

Stable Regulatory Environment

Jurisdictions with predictable and balanced policy frameworks governing housing operations — supporting long-term investability and asset value.

Where durable employment is compounding — from aerospace and advanced manufacturing to defense, logistics, and healthcare — housing demand follows.
05 Track Record

Experience built across cycles and capital structures.

Jada's principals have led, sourced, and structured rental housing investments across geographies, vintages, and capital structures — bringing institutional rigor refined over more than two decades in the asset class.
